What is LTT?
Land Transaction Tax (LTT) is Wales's version of Stamp Duty. It replaced UK Stamp Duty Land Tax in Wales from April 2018. The rates are set by the Welsh Government and differ from both England and Scotland.
What are the higher rates for additional properties?
If you're buying an additional residential property in Wales (second home, buy-to-let, holiday home) worth £40,000 or more, you pay an extra 4% on top of the standard LTT rates. This applies to the whole purchase price.
Is there first-time buyer relief in Wales?
Wales does not currently offer specific first-time buyer relief like England. All residential buyers pay the same rates based on the property price. However, the nil-rate band of £225,000 is higher than England's standard £125,000 threshold.
When is LTT due?
LTT must be paid within 30 days of completion. Your solicitor or conveyancer usually handles the return and payment. Late payment incurs penalties and interest from the Welsh Revenue Authority (WRA).
